Is Your Rental Property Ready for Autumn and Winter?

A loose roof tile in September can become a leak in November.

A gutter that is already full of leaves will not cope well with several days of heavy rain. A boiler that has been making an unusual noise rarely chooses a convenient time to stop working.

Autumn is the right time to work through a rental property winter checklist and deal with the smaller jobs that are easy to miss during the warmer months.

It is not about preparing for every possible emergency. It is about spotting the obvious risks before colder, wetter weather turns them into expensive repairs and unhappy phone calls.

Start outside the property

Many winter maintenance problems begin outside, so that is where I would start.

Check the roof from ground level for slipped, cracked or missing tiles. Look at the guttering and downpipes for blockages, leaks or joints that have started to separate.

Water needs somewhere to go. If gutters overflow or downpipes are blocked, it may run down the walls, collect near the foundations or find its way into the property.

It is also worth checking:

  • External walls for cracks or damaged pointing
  • Flat roofs for visible damage or standing water
  • Fences and gates for loose panels or fixings
  • Paths and steps for cracks, movement or slippery surfaces
  • Outside lights
  • Drains and gullies
  • Window frames and external doors

These are not glamorous jobs, but catching a problem early is usually simpler and cheaper than dealing with it after months of wind and rain.

The Renters Reform Act: What Self-Managing Landlords Need to Know

 
The Renters Reform Act is now law. These changes represent one of the biggest shifts in the private rental sector in decades.
 
While some details are still being finalised, there are several major changes that landlords should be preparing for now, especially those who self-manage their properties.

Key Changes In Place from 1st May 2026

 
Service of the Information Sheet
 
This replaces the How to Rent Guide and needed to be issued to every tenant by 31st May 2026.
 
 

The End of Section 21 Evictions

One of the most significant changes is the removal of Section 21 “no fault” evictions. This means landlords will no longer be able to regain possession of a property without providing a valid legal reason.
 
Instead, all tenancies will move to a single system where possession must be based on specific legal grounds.
 

All Tenancies Becoming Periodic

Fixed-term tenancies have been replaced with periodic tenancies. Under the new law, tenants will be able to give two months’ notice at any time.
 
This will create greater flexibility for tenants, but landlords will need to be more proactive when planning property sales, refurbishments, and tenant change overs.
 

Restrictions on Rent Increases

The reform has introduced stricter rules around how and when rent can be increased. Tenants also have greater ability to challenge rent increases through formal processes.
